Foster + Partners’ One Beverly Hills Officially Launches: ‘A Sustainable Oasis of Wellness’

Foster + Partners reveals more details regarding the 17.5-acre One Beverly Hills as the development officially launches. The $2 billion project is described as “one of the largest and most environmentally advanced projects underway in the United States” by the award-winning studio and are expected to open in 2026.

Located at the heart of Los Angeles County City adjacent to the Beverly Hilton and Waldorf Astoria Beverly Hills, Foster + Partners’ One Beverly Hills features three sustainable buildings: two residential condominium towers and a luxury hotel tower. The towers are set around 8-acres of botanical gardens that support native agriculture. The garden will be covered in 40 trees and 250 plant species from 13 different botanical regions of California. Moreover, it will feature sculptures, water features, shaded seating areas, and two miles of meandering pathways to complement the heavenly experience. Regrading the sustainable management, the entire garden will be irrigated through an extensive greywater system.

“The design of One Beverly Hills is sensitive to the history and rich traditions of California,” added David Summerfield, Head of Studio at Foster + Partners. “Set within lush greenery, the organic architecture and the landscape come together to form a symbolic gateway that is very much of its place.”

Foster + Partners collaborated with several developers to curate One Beverly Hills, including Alagem Capital Group, Cain International, Gensler serving as executive architect, Glumac supervising the sustainability measures, and RIOS leading the botanical garden’s landscape design. 

“Our mission is to establish One Beverly Hills as one of most environmentally-conscious real estate development examples on the world stage, with healthy and intelligent buildings and open spaces,” said Nicole Isle, chief sustainability strategist at Glumac.

“To create inspiration and sustainability within the open spaces of the site, we looked to establish curated botanical collections influenced by the native landscape of California, which has a wealth of natural beauty for us to draw from,” said RIOS founder Mark Rios in a statement. “These diverse botanical experiences utilize sustainable systems, such as a combination of reclaimed and storm run-off generated water, to ensure the One Beverly Hills Botanical Gardens will be a horticulturally-rich terrain and lush escape and serve as a nexus of wellbeing for the local ecology, residents and visitors alike.”

One Beverly Hills is seeking LEED Platinum certification and WELL certification. To achieve this, a multitude of methods to improve the complex’s energy performance and lower its environmental impact were applied to the design. These include installing an onsite photovoltaic system, and using a central geothermal system to heat and cool the buildings indoors–as heating and cooling systems consume the major share of energy.

Moreover, rainwater will be collected and greywater will be recycled to be reused for landscape irrigation, offsetting the amount of consumed water annually. Regarding materials, all 1,375 million square feet will be built from recycled, low embodied carbon, and low toxicity materials. 

To score more in the LEED points system, Foster + Partners promote walking and biking in their design of the complex, while the parking garage will feature electric vehicle charging capabilities. However, Los Angeles Metro’s Purple Line Subway will run through the area–promoting the best alternative mobility mode of all time.

All these approaches will help establish One Beverly Hills as a “sustainable oasis of wellness” as described by Foster + Partners. The UK-based studio recently unveiled plans and renderings for Greece’s tallest and first green skyscraper.
